We develop land where the power is already solved — in front of the meter and behind it — and we source the equipment a data center campus needs to get energized.

What we do

Power is the constraint. We work every path around it.

Interconnection queues are long and order books are full. Rather than betting a site on one route to energization, we develop along all of them at once — then hold the site and lease it to the operator who runs the load.

Front of the meter

Sites with genuine utility capacity, a position in the queue and a transmission provider that wants the load. We carry the studies, the utility relationship and the entitlement work so a tenant doesn't have to.

Behind the meter

Where the grid can't move fast enough, we build generation on site. We work through power generation companies and EPC partners to deliver a complete behind-the-meter solution — fuel, generation, balance of plant — rather than assembling it piece by piece.

Brownfield and repowering

Retired and retiring plants come with the two things nobody can build quickly: an existing interconnection and a switchyard. We convert those sites into campuses using the electrical infrastructure already in the ground.

Equipment sourcing

Gas turbines, gensets, transformers and substation packages, medium-voltage switchgear, storage and cooling. New allocations, secondary-market units and packages released from stalled projects — the long-lead items that decide an energization date.

Long-term leases

We develop and hold rather than trade land. Fifteen to twenty year leases with AI compute operators, hyperscalers and enterprise tenants, so our interests run the full length of a deployment.

Interim monetization

When power lands ahead of the anchor tenant, we deploy interim compute so the megawatts earn from the day they're energized instead of sitting idle.

The work is unglamorous and it is the whole game: land control, load studies, fuel supply, water, fiber, county relationships, and equipment secured against a real build schedule. We resolve it before a tenant is asked to commit, so what's left is the building.
